    used this product to reflash my chimney. I cut the flashing into the brick then used flash mate to seal it. installed new step flashing and shingles. I still had water coming in. tore everything out again.... ice and water shield 4' around chimney, reflashed, sealed with flash mate again. oh... also re-tuckpointed and sealed brick. 9 months later it leaked again. I'm in the trades and have done several roof projects so I do have experience. reluctantly I finally called in a roofer contractor since I was at a loss. Theyre-did the chimney flashing and shingles. Come to find out the sealant was the cause of the leak each time. The roofers said they have seen this type of caulk fail several times before. they put it all back together and sealed the flashing with a "blackjack" product. NO LEAKS!!When the roofers tore out the flashing they showed me the sealant and why it leaked. The sealant is supposed to be firm but plyable when cured. the flash mate they pulled had the consistantly of mashed potatoes. It was like the rain was melting it??called the 800 number on the tube. who said it's not their product and they just distribute it. They referred me to another company and I called them. They told me that a rep would call back. of course they never did and several calls left me with further run arounds. voicemails with no returned calls.hard to believe that something like this can happen. Keep in mind this was done 3 times total with this product and failed each time. The flashmate was within the expiration period so that's not the problem.JUNK!!!
